Dear Willowbrook Residents,
After months of planning, the scheduled property improvements are finally underway. Notices will be posted around the property in order to notify the residents affected by these repairs on any given day. All repair schedules and notices will also be posted on our website: www.willowbrookcondominiums.com. I encourage all residents, owners, vendors and investors to check the website on a daily basis for updated repair schedules. There will be two major repairs taking place simultaneously on the property, the parking lot repair and the building repairs.
The parking lot repairs on the property began two weeks ago as the contractor began cutting out the damaged portions of the parking lot and filling the holes with new asphalt. Beginning October 10th (weather permitting) we will begin to shut off portions of the parking lot in order to complete the repairs. Each portion of parking lot will be closed for three consecutive days. Due to the parking lot closures, we will also have to limit use of dumpsters located in the closed parking areas since the garbage trucks will not have access to pick up. Residents who are directly affected by the parking lot closures will be notified 24-48 hours in advance. However, we will also post notices of all closures at the mailboxes on each building, as well as on the Willowbrook website. It is the residents’ responsibility to check for updated notices on a daily basis. Any vehicle that is not removed by 7:00 AM the day of a scheduled closure will be towed at the residents’ expense.
The building repairs will take place in three stages. The first stage will consist of the replacing of all back doors located on the property. Once the back door has been replaced, the hallways, foyers, interior doors and laundry rooms will be painted. After the building is painted, the carpets in the front hallway, back hallway and foyers will all be replaced. Again, notices will be posted 24-48 hours in advance for residents affected by these improvements.
I would like to apologize in advance for any inconvenience that may be caused during these repairs. We hope to complete all repairs in a timely manner. Your anticipated cooperation during this time is greatly appreciated.

The swimming pool is scheduled to open on Memorial Day Weekend, which begins Saturday, May 28, 2011. The pool will be open only on the weekends until June 13, and then it will remain open Monday through Sunday from the hours of 12:00 PM to 7:00 PM.
The fees for the 2011 swim season are as follows:
There will be a $90.00 per unit charge and a $4.00 non-refundable fee per pool tag. A copy of the rules and regulations will be provided to you at the time of payment.
Residents will only receive passes for those listed as occupants on the lease. The office will ask for a copy of your lease when passes are purchased.
Any lost pool tags will be subject to a $5.00 replacement fee.
Guest passes will be issued on a daily basis for $10.00 per day. All passes must be purchased during the week. No passes will be available on the weekends. Limit: two (2) guest passes per day.
Anyone expecting to have guests for an extended period of time during the summer will be able to purchase a guest pass for $100.00 for the season. This pass will only be issued to one person and they must show identification to the lifeguard on duty.
Your account must be current and in good standing in order to have pool privileges. No passes will be issued to anyone with a past due balance.
Passes will be available for sale starting Monday, May 23, 2011. All pool passes MUST be purchased with a certified check or money order. Personal checks and cash will not be accepted.

Thank you to all of the Residents that completed the Resident Survey. In comparing the results of this Survey against the results of last years survey, it is our pleasure to discover the following:
1. Tenant Satisfaction with the Office Staff has increased over 20% from last year.
2. Tenant Satisfaction with the Maintenance staff has increased over 15% from last year.
3. Tenant Satisfaction with the speed and quality in which Maintenance conerns are addressed and repaired has increased by over 85% from last year.
